Rooms available in downtown

I have a 3 bedroom house that can have 4 people according to the management rules. I will most probably not need any common area furniture, but if you have a small piece and it goes with the decor, you can bring it. Here is what I am looking for

1> Someone who does his/her share to keep the common area (lower floor in the floor plan above) clean with no personal belongings. How they keep their room is not my concern as long as the room is in the same condition when they leave.
2> Pay rent on time. I hate asking people for rent.
3> There is supposed to no loud noise after 10pm. You can have your friends over and have normal conversation tone. With split floor plan, if you have a small group of friends talking in normal conversation tone, the people sleeping in the bedroom above are not disturbed.

Master bedroom is 15 X 11.3 (170 sq ft room size only closets extra) in a master bedroom suite with two (walk in and another) closets. This room can fit in a king size bed easily. The master suite has it's own bathroom inside the suite with total privacy after you close the master suite door.

The place has two other bedrooms. The rooms are mirror images of each other with a 12.6 X 10 area (total approx 140 sq ft including room and work nook with closet extra), with a work area nook  and a walk in closet.  This room can fit a queen size bed with a work table chair and chest of drawer etc..

If you are four people, one of you can sleep in the dining area with almost as much privacy as a bedroom but without a lock.

The total rent for 4 people lease is 3250 and you can divide it as 1000 for master, 850 for smaller bedrooms and 750 for dining room.

The total rent for 3 people lease is 2800 and it can be divided as 1050 for master, 950 for each smaller bedrooms.

The utilities are around $150 per month and includes cable/internet and electricity.

The whole place is carpeted with everyone having access to over 350-450 sqft of common area (Living room, Kitchen & Dining room) on the first floor.
